You may also look at SF's in the Fort Hunt area (think south Alexandria near Mt Vernon) - I see some very reasonable properties there that are getting decent rents - leveraging those at 70% LTV could be a means to achieving your goal.

I chose the Dallas/Fort Worth area because others have told me there are lots of job opportunities there, Boeing and there's a huge railroad distribution center there amoung others.

I've been looking into Phoenix, Salt Lake City, Fort Worth, Austin, San Antonio.
