The homes we are looking at are about 45 minutes outside of Boston, have universities and colleges, train stations, and are up and coming cities.

Given that the CAP rates in the San Francisco bay area are now approaching the 3-4 % rate do you think its time to start moving some money off the table in the coastal areas in into more risk free assets or into areas of less price appreciation and more rental yields (Atlanta, Minneapolis , Kansas City )

I spoke with a the city assessor in Tosa a while ago they said they are looking to have the properties on a street be correctly positioned to each other, meaning that they want to identical houses being assessed the same.

Very true @Dennis Mears, the market could support probably 250$ more based on my research (only 2, 2 bed houses for rent in the whole city, and they are going for 200$ more than my proposed $150 more price.) but vacancies are expensive and having them been there 3 years they must be decent, just some bad habits from previous landlords
