I’m from the Tri Cities are of Washington so fairly close.

The homes we are looking at are about 45 minutes outside of Boston,  have universities and colleges, train stations, and are up and coming cities.

I've reached out to the city of Atlanta and got no reply, I've asked 2 Realtors and they don't seem to know the answer either.

[I've been inspired by an old friend of mine whose now accumulated 3 units, starting with a place he got a few years back for $120k in Jersey City that now rents for over $1200/mo.. and has appreciated 50%+]Longer term, I want to build a network of local people with varied skills and to employ some of my underemployed friends in a variety of value generative ways.

City Inspectors have 10000 things to worry about.

Given that the CAP rates in the San Francisco bay area are now approaching the 3-4 % rate do you think its time to start moving some money off the table in the coastal areas in into more risk free assets or into areas of less price appreciation and more rental yields (Atlanta, Minneapolis , Kansas City )

good group of folks there and good networking for one in the mortgage industry.. socialist republic of city of Portland is doing some pretty weird stuff to landlords.. 

I spoke with a the city assessor in Tosa a while ago they said they are looking to have the properties on a street be correctly positioned to each other, meaning that they want to identical houses being assessed the same.

Very true @Dennis Mears, the market could support probably 250$ more based on my research (only 2, 2 bed houses for rent in the whole city, and they are going for 200$ more than my proposed $150 more price.) but vacancies are expensive and having them been there 3 years they must be decent, just some bad habits from previous landlords
