Anyone having luck finding favorable rate/terms for commercial cash out/refi lately? 

The market seems to be in favor of sellers right now with investors having to bend, but it seems as if old ways, outdated info, and old thinking habits from investors are making deals difficult for wholesalers.

Are you prepared to give him the job as a contractor and not as a tenant doing you a favor - proper quote, expectations, etc?

(I'm philosophically in favor of taking it away, but I think the powers that be like it too much and there will be heavy lobbying.)To sell or not?

I favor multi family because I cringe at the idea of having a vacancy and making no income, as would be if the case with SFR.

I am in process of hiring a lawyer to review the lease but i think no matter how strong or favorable a lease is, the tenant has option of declaring the bankruptcy and restructure their organization (this is just my opinion). 

I always knew I would start off my investing career by purchasing a multi-family house with favorable financing.

Moreover those states have regulations that not just favor tenants.My thought: from investor POV, eviction ban is always bad if you have bad tenants.Take away point:  Whether you house hack with room rental, duplex or fourplex, proper screening will be your most important key during this uncertainty.Hope this help!!
