Im located in Phx,Az and helping my father buy a home to live in, he is a cash buyer has disposable -$250000 and can get additional loan but prefer not to, he is basically looking in Phx and surrounding areas residential home, 8k sqft + lot, 1k sqft+ home, 2brd +, in livable condition from get go, nothing south of camelback rd.We been doing it wrong so far, i have access to MLS and just been looking for good deals, next step is to work with a good RE agent and be specific with what we want, I know there are good deals out there fitting my fathers description because i seen sold RE in MLS , the thing is where to find these deals as by the time they hit MLS they are gone.

I have a full time job in the telecom world but have some experience with managing rental properties that my father has.I was introduced to BP by reading David Greene's  BRRRR book but have opened my eyes to other methods as well.

So my mother is retired and my father is just about ready to retire.
