I'm very interested in joining a committed and involved group.

It might be difficult to find an affordable duplex within walking distance to OU, but there are duplexes along Highway 9 (Trails neighborhood area) that I've considered-quick drive or a committed bike rider.

I would recommend talking to several active flippers and/or agents that work with flippers before committing to anything.  

If, however, you just want to buy a property and have a property management company manage it, then your actual time commitment becomes very minimal.  

I'm trying to buy two multi-family complexes and have a few individuals who have committed to giving me private money to fund my down payments. 

You're also going to get A class tenants who are mostly professionals that do not want to commit to a property yet. 

That “perfect deal” may be anything but—and you want to find that out before you commit to the purchase.

However, with 45 units I think you might find yourself overwhelmed pretty quickly - especially if you have other rentals, life commitments, etc. so 100% yes on getting a property manager!

This has helped solidify my commitment.
