What competitive advantages does your w-2 provide (any co-workers who are handy that can assist in your BRRR for a wage?

I thought i found a honest one, but they asked for a co investor with with a credit card limit of $6000.00.

Are you going to manage it yourselves or are you hiring a property management co?

When I am in Memphis for the size of the town  ( mid sized) I see more boarded up apartments . and they stick out.. because in our area you would be hard pressed to find one in a metro area of 2 million. much less drive around those areas and can see 10 to 20 of them on any one day.

I always thought a private lender is someone you already have a relationship with (friend, family, co-worker, etc...).

It becomes a burden for loved ones when things turn out to be too much work or an inconvenience even though they don't want to let you down.If you want to go the buy and hold route, I highly suggest having a business partner/co-owner  that has the same mindset towards investing as you do AND is local to the area you want to invest in.

If the reason is that they are just backed up, find a co that's not.  

Besides wholesaling, I eventually would like to do fix and flips on my own and with partners on a deal by deal bases in the Essex Co. and surrounding area.
