Paint the floors with enamel deck paint and seal with polyurethane. 5 Kitchen: Install fewer cabinets and use more built in pantries.

We've got a lot of rehab on this one, however: needs all new plumbing, all new HVAC, updated flooring, updated kitchen cabinets, and a whole new bathroom in one of the units.

.$40,000 for the kitchen (sorry no pictures) which only includes drywall, gutting, plumbing, electrical, labor and cabinets.

Rip out the cabinets and counter tops, and replace.  

Since we DIDNT have construction experience, we started out with almost no rehab work, and have slowly built our sphere of contractors to the point where we were able to recently complete a full remodel complete with removing walls, doors, windows, permitting, adding a new bath, cabinets etc etc.It sounds like you are miles ahead of us with having professional contracting experience that you can rely on. 

You can do wonders to a property by painting it, replacing carpet/buffing floors, staining or painting cabinets, etc all by yourself.

Only thing I can add are "hacks" are more physical, "hardening" I think someone else had called it..During rehab, I put a thicker layer of plywood at the bottom of sink cabinets because particle board doesn't handle drips well.  

Many will have in house teams that they use for medium sized rehabs (counters, cabinets, floors etc) and they will contract out for specialties.

Kitchen is low, but if you can install cabinets you'll be good to go.
