Since we DIDNT have construction experience, we started out with almost no rehab work, and have slowly built our sphere of contractors to the point where we were able to recently complete a full remodel complete with removing walls, doors, windows, permitting, adding a new bath, cabinets etc etc.It sounds like you are miles ahead of us with having professional contracting experience that you can rely on.

You can do wonders to a property by painting it, replacing carpet/buffing floors, staining or painting cabinets, etc all by yourself.

Only thing I can add are "hacks" are more physical, "hardening" I think someone else had called it..During rehab, I put a thicker layer of plywood at the bottom of sink cabinets because particle board doesn't handle drips well.
