Wholesaler vs RE Agent
13 February 2018 | 17 replies
Most wholesalers fail because they think you can do it with no money which is not true...if you want to do consistent deals you need a good budget for marketing and you need to be good with your money because it is a business not a job, you need to deal with cash flow, taxes, marketing costs etc. a lot of agents don’t understand the ins and outs of wholesaling they think that wholesaling is “brokering without a license” which is not the case if you do it right... unfortunately some wholesalers give the industry a bad rep but the same goes with agents and brokers.

Convert my primary residence to rental? How to analyze?
9 February 2017 | 7 replies
This is how I run numbers and these might be slightly high but I mean I feel it can be challenging to really budget for repairs and vacancy because it's not a fixed expense so I would rather be safe than sorry. $1700.00 (Rent)-$1038.00 (PITI)-$170.00 (Vacancy) 10%-$170.00 (Property management) 10%-$170.00 (maintenance) 10%-$85.00 (cap ex) 5%-$20.00 (garbage)$47.00 (cash flow)I wouldn't say these numbers are set in stone at all and could definitely vary and maybe @Doug McLeod could give more feedback on these numbers.

Flipping a house with radiator heating

Your plumber should be able to advise on that.FWIW, I love the old style radiators, forever to warm up, but throw a nice even heat when running.Again, it's all what the market wants, or is willing to pay for, and of course, your budget.
