@timothy @Timothy Hotchkiss If you love the property keep it, if you dont' or unsure, keep looking at the numbers and what you could make by trading it. 1031 exchange is about getting a better property, more cash flow, better appreciation, more favorable tax situation etc...1031 exchange is not about your current interest rate, tenants.
