Considering I don't have the time to get off-market deals, I am not expecting amazing cash flow, maybe $100-200 per unit.With this strategy wouldn't I quickly stop qualifying for a conventional mortgage?

If you are in a beach market maximize the pool + exterior. 

I find data on free sites like Zillow extremely helpful for days on market for certain homes, and it allows you to sort by bedrooms to see how long a potential property may sit on the market at this moment (great for comping rent prices in the area as well)if I were to live in the property, I would take advantage of the FHA low down payment option to keep cash in my pocket for Reno costs  Hope this helps!

Beautiful property and the lender rate is great in this market.

The last few properties we have put on the market went under contract in under a week with multiple offers but they were priced right, were inline with the area but were done with quality and were in desirable areas.Unless you are dealing in a low-end market, a home warranty should be a standard inclusion especially for first time home buyers. 

I know lumber has come down significantly and have been reading due to a slow down in the market there is over supply coming from the lumber mills. 

You got bad advice from your prior accountant.You received rental income and it should have been reported.it seems like maybe he was lazy and/or doesn't understand rental concepts.The only exception is if he is paying 'under-market' for rent in which case the property would be considered personal use.I would fix the issue and charge him market rent.
