You STILL have an asset worth about 600K to pass on to your heirs, or whatever your heart desires :-).It does not *SEEM* logical to take funds out of a ROTH, *BUT* these figures sure make it look like it.

It sounds like you can pay to treat the outside of the property with some kind of chemical spray that keeps the bugs away, but I've heard that spray will quickly wash away and lose its effectiveness6) Crawl space - open the vents in the summer and close in the winter to promote air flow in warm weather and keep heat in during cold weather.

Plus the constraints on a 1031 are not for the faint of heart and at this point in the cycle i would find it too challenging to complete  If it were me, i would just think about selling your current property and just buying the new property. 

And I say that with a heavy heart.
