Worst case scenario I still walk away with my commission!

According to the calculator, the interest payment is just over $3K / month.Does this plan seem feasible where at the end of the project and refinance, I walk away with no money in the deal and cash flowing property?

The tenant would have received government stimulus so should have paid something during that time.I think $9000 is too much to walk away from and putting another couple thousand in their pocket is just something I would refuse to do personally.
