All anyone needs to do is Google the subject to see hundreds of thousands of offers by realtors all over the country.  

If they are willing to wait for the conventional lender to close you may be in luck!

The Hard Money is going ok and I am waiting for final approval on the development but nothing firm yet.

(has to wait 60 days as his friend is renting a room) He owes 300k and wants to net at least 100k min after the sale.The comps in his area show similar houses that sold for around 435k to 460k.

Fastforward, the renovation process was quiet and I didn't ask for updates, rather I waited until it should have been close to completion to reach out (purchased Dec 18th or so) and then heard no response.  

Both California & Florida are huge states that will have tens of thousands of properties for sale.

Definitely wait to hear from others, but wanted to chime in that we did it without a lot of knowledge and now we're super excited to learn about real estate investing and make this a solid way to earn income! 

I am a local investor here in DFW, TX and can't wait to meet everyone!

Hope to do my 1st deal by the end of 2018 (don't want to rush , but also don't want to wait for the perfect property).

If we then get in to a late fee situation, I think they should split them with the owner as I recognize they have increased work to collect the rents, but I'm also out funds while waiting on the rent to show up.
