I have an odd question; If you hadn't been in a position to do the rehab immediately, was it safe/habitable enough to rent "as is" with only minor work/cleaning, and if so, what would the cash-flow have been?

I had this happen before, the house I was purchasing was not deemed habitable, and I had a conditional co to fix the repairs-- once I knew there was someone trying to squat(before we started work) I called the township and they had the sheriff kick those scumbags out since the house did not have a u&o and no one was permitted to live in the house until I was finished rehabbing and the house was properly inspected.

I truly feel that my mind works more efficiently and I'm able to absorb more knowledge when I'm taking care of myself from the  inside  out, so  forming these habits now will continue to help me Curious to hear what others are doing to form habits that will support their longterm success!
