Not to say I wouldn't be open to the idea but visually I just cant see a configuration that gives the current rent price I'm shooting for besides the duplex model.

The idea of it paid off and turned to an LLC sounds appealing for limiting liability and take tax advantages into account. 

Higher curb appeal will attract more potential tenants.I would honestly prefer to higher contractors so i can focus more on running the business.

I think I could appeal the taxes as well.So I also did my research on the seller.

Finding obscure judgments from a state you dont live in, which has likely been nullified 10 times over on appeal because some lower court judge wanted to make some noise, wont help you in court.Courts are open, go sit in administrative court forna day, I guarantee this issue will come up, and the judge will decide in 10 seconds that emails do not consitute a comtract.

The prices look to be appealing. 

The answer needs to be clear and make it so you can visualize it every day so it be of constant thought to what drives to do this.

On the other hand, a $500k HELOC with an adjustable rate in an increasing rate environment does not sound appealing.
