If your house is unusual and hard to comp it get really uncertain what the appraiser will choose.

In your area you can choose to purchase only the homes inside parks or on private land. 

My question for him is if you received the rent, why didn't you pay back the bank, but rather choose to lose the house?

So, my advice is to choose a city for investment and choose a place to live.

Choosing a location is based on many factors (for me): proximity to where I live, my confidence in the cashflow, quality of the property (I stay away from fixer-uppers b/c those can suck up your time), and -- so long as I am confident that it will cashflow -- appreciation potential is a nice "icing on the cake". 

They have a TON to offer and I simply pick and choose what I feel will benefit me.
