Just be sure to calculate that date properly because a judge (at least in Cook County) will toss the notice in a second if its wrong and the tenant brings that to their attention (even if your date is after the required one).

To me this is not investing but rather speculating, and speculating in an asset that is going to take time and attention.

It needs 100% attention and you should either partner with another person like you, or with a more experienced flipper/buy & holder who can guide and coach you, and co-invest with yourself.

Some keys to reducing tenant turnover are: offering units at a value that remains affordable and appealing (below the top of market), keen tenant screening, a solid rental agreement (we favor month-to-month instead of fixed-term leases), respectful communication, ongoing property maintenance, periodic inspections, swift attention to enforcing the terms of the rental agreement if problems arise, and negotiating with tenants to save tenancies when possible or facilitating a smooth move-out plan when that is the best option.

I learned to vet inspectors, educate myself in mold remediation protocols and TDI reports, pay closer attention to budget, day rates are not the way to go, don't hire friends, etc.

Obviously, any neighbors paying attention could call, but do you guys think the city is actively policing this if they don't receive a complaint?

The attention drives more revenue and market share to them and their companies.

Then when you do the inspection you could actually checkout the entire house and even fix anything that you may see that’s needs attention before it becomes a bigger problem.
