You’re more likely to find properties in the upper end of your price range that have already been renovated, so you can buy something turnkey or at least see the potential....But here is the bigger thing to consider... it's slim pickings in your price point.

Even if this mysterious stranger buys the property at 60% of "fair market" I'll go out on a limb and say that both of you will think:  it's way too risky, they don't have skin in the game, how do you know they'll follow through, what if they change their mind, what will stop them from walking away, etc.

This is a fairly large duplex being a 4/1 lower unit, 3/1 upper unit.I have finally found tenants for the lower unit, which agreed rents allow me to cash flow a little when expenses are said and done.I was just wondering on strategies to utilize the additional space in my unit(3/1) while i'm living there, and i was thinking about renting out the 2 additional rooms.I plan on managing the property myself, i was just wondering if anyone can give some basic pointers on doing this.
