However, I am realizing that there are a few areas we may not be considering as it relates to the partnership we look to establish.The goal is obviously to distribute free cash flow to investors based on % interest after we get leased and running.

It all comes down to your tolerance to risk and ultimately what you are wanting out of a property: Cash flow, appreciation, least amount of involvement vs. high involvement, safe haven for funds, etc. 

I recently raised my rent on a tenant by 150/mth but upon investigation I was below market by 250/mth  I realize it was a big jump for them but they had had several years below market and I was increasing it still to slightly below market.
