If for some reason I can't figure it out, I know it will cost a minimum of $100 to have a repairman come out so for most appliances I can get a decent replacement for $100 - $150 (front load washer, glass top stove, ect).

The other reason is if you see the area as a bad area, unless you are seeing big improvements in the commercial area (i.e. revitalization), then the area may get worse before it gets better.

I charge $400 per month per pet as a refundable security deposit, but I incorporate it into the whole security deposit, for legal reasons in Oregon.
