My goals are long term in nature and when I have completed this phase of investing I would have a million plus dollar portfolio that will be throwing off an income stream that will cushion my retirement.

Truthfully, I'm just so damn scared of throwing nearly $100k on just an FHA down payment in ONE property even knowing it will very likely kick butt long term.

If you mail to the LLC they get hit with all kinds of mail and the secretary might throw it away before the right person ever sees it.I also try to find a website, e-mail, phone number for the company behind the LLC.
