Please understand that I'm perfectly willing to give back some of my profit by paying for such a service if I already had the property under contract with a good chance of closing, but again, the problem here seems to be in the order of the events -- you need the repair estimate before you can put it under contract.

If all of the mobile homes are say 2-bedrooms, but you want to build all 4-bedroom homes to replace each MH, the sewer and water service to the neighborhood may be undersized compared to what is needed.

Owner financing will probably not work in this case, from what you have said they don't seem very motivated, they seem to be testing the waters to see what they can get. 

Discipline is the key and at this point you need to test yourself for a couple of years before you jump into investing.

@Chris Purcell I like to diversify so I've been wanting to test out HML for a couple of years now.

Basically, what I need is a bank or lender that can qualify the property by looking at Rents vs debt service.
