I will say this as a rule, sellers always think thier home is worth more than it is, buyers always think it's worth less than it is. 

A saying I once heard that stuck with me is "Deals are people" Of course all this is a moot point if it turns out the property isn't worth anything. 

My problem is today I'm looking at Dallas - Fort Worth area, tomorrow at Nashville TN area, then Indianapolis, then I read some posts here and I move to Columbus, OH, or Atlanta, GA.

@Edwin Cruz run this "portfolio" by a local realtor to figure out what these properties is worth.

I am just a little confused how are people buying these properties and making any decent money out of the properties overpaying, i did my homework and the rent on the properties in the area was below this one already, because this was the only duplex in the area with a garage on each side, so justified it was worth a little more for the garage.....

Worth a few thousand discount, but understand they may want to foreclose and sell it to a friend at a discount as well.

good point about the building vs land, but how do I find out how much the building it self is worth if the buying price was 100K?

I’m seeing a nice property worth $472k, built In 2014, going to auction for $17k in owed taxes.

If I am understanding this incorrectly, and most people are calculating CapEx based on what they know needs to be completed as a CapEx in their determination on whether it is a good deal, I may have passed up quite a few deals that may have been worth an offer.Thanks again for the advice and thoughts.
