Ignoring it and focusing only on metrics like cash on cash will tend to push you towards lower quality neighborhoods with weaker long term supply and demand fundamentals, yet better day one cash flow on paper.

My two main complaints with PMs are:- Lack of professionalism: Shows in lack of communication, poor quality of service to tenants, lack of follow-up on owner requests, sub-par selection of tenants, etc. - Excessive cost: Advertising 10% upfront and then charging for everything under the sun is deceptive at best, and dishonest at worst.

A seller selling might not make a deal just on price but other terms they find important.Buyers can be serial lookers and time wasters if they are not realistic with the market.A broker/agent and an investor should talk about expectations upfront to see if they are a match for each other or not.Of course every investor wants a deal but there is a difference between finding the best quality at the better pricing in the market and wanting a pricing cycle of 3 years ago that does not exist today.
