We're wading towards the 8-24 unit style of multi-family this year. 

It is almost done and a very nice craftsman style rustic cabin.

We also own the exact same-sized and styled home right next door and it is gas heat and they have no similar surge (yet, at least).

The most likely situation is that you would be fine doing all of this, because you would not get caught, but it is probably worth a "hypothetical/ my friend has ED" style conversation with your LO to see how much risk you are taking on.
