Unless there is something unique or potentially problematic about a particular lease option deal I don't think an attorney is required. 

We had two appraisals done and neither came through with any comps for our unique property.

The scenario you pose to bounce back is a unique thought though with you having first dibs, same price, and possibly fixed up. 

There are unique restrictions you can put into place because you occupy the house as well (assuming you’re actually going to live there, I hope...). 

Certainly I'd agree that this is a stretch in ordinary circumstances, but wanted to put said possibility out there for further research and follow up for those who may fit the criteria such as a property zoned commercial.Congrats on multiple contracts this weekend!

But as far as price projections, that is a long boring discussion about historical prices, unique economic factors in Hawaii, the government, builders, zoning, supply, demand, military, etc.
