You can obtain cap rate from local commercial brokers, property managers, bankers, etc.So the statement "...increase the value of a property to lower the cap rate.."

That's all wholesaling is as it's taught in these programs, it's brokering real estate except instead of being up front & telling the distressed seller that you'll sell their property for X amount & take X amount as your commission / fee you are taught to lie to the seller & pretend you are going to buy the property while you secretly attempt to "assign" your contract.It doesn't work.

Also it is a bit of a hassle keeping track of multiple insurance policies, tax statements, and mortgage information for multiple properties compared to a single one for a 4-plex.Overall, both strategies are great, and I would gladly buy more small multi-faimly or single family homes if they meet my criteria.

Hello EveryoneFor the majority of my Wholesaling Career I relied on realtors and other investors deals to share with my buyers I have never done an "Assignment" most my fees were referrals but as of late I just sent out my first 3000 piece direct mail campaign and does not have a clue what to do next.

Additionally pay attention to assignment rights in the lease and if at some point the guarantee burns off or they can transfer the lease to another tenant and leave and be released off the hook.

I'm not really worried about the $100k you've got in the game to get the assignment, but I'd be worried about the money you're putting in to rehab it as not generating 1:1 ROI.Maybe the Bay Area is such a hot market that it's less risky than I think, but I tend to be risk averse as an attorney.
