Before you start lowering the price you should ensure that you have marketed the property to its fullest.

I am currently in the mix on picking up 2 apartment buildings and a duplex in Minot ND. as well as starting to buy fixer uppers and remodeling them. i would love to connect with Minot investors and talk about property managers and who is preferred in the area. 

Mortgages start being "break even" around $50k and profitable around $75k (thus the reasoning for these thresholds). 

At that point the market got very tough and we used our funds to start buying court house steps and pre foreclosures  Pre foreclosures we ONLY knocked on doors no phone no mail..

Shall we start with the demographic that rents houses?

Contractor was slow, so I started my own team Did you work with any real estate professionals (agents, lenders, etc.) that you'd recommend to others?

Then start looking for a new tenant. 

My other complaint is that you need to start from the beginning.
