Hi, I want to understand how is the market for travel nurses/ furnished homes.I am planning to buy a SFR with no hoa in East valley area of Phoenix and give it out to travel nurses.How is the market?

If you can give them a nice chunk of EM say 50 to 100k and only close when you have your approvals then you start to digging within weeks of your AD loan closing this will save you a ton of money.. this is standard procedures out here on the west coast I dont know about your area..

Yes, you need to know your numbers, but you also need to understand the why behind the numbers in the markets you are looking to invest in.

One of the tings you need to learn is that if you dont want to be a "finance person" then property management or real estate in general is not the career for you, because it it all boils down to numbers and if you think you can wing it without understanding finances then you wont make it in real estate.

I agree you should take advantage of online resources, listen to podcasts, read books and get out in person to really understand your market. 

Understand the relationship between cheap, inexpensive properties in crappy neighborhoods that are so attractive to new investors because of their affordability and the poor quality of tenants that such properties bring who can damage your property and stop paying rent turning your paper profits into losses.

I'm comfortable analyzing a deal, I understand I'll need to get an LLC in order to get a short-term loan, and I know I'll need to find a lender for the refinance, but sourcing bids is what is currently hanging me up.
