These days 30 days is pretty standard, not long ago it was 45, but if the lender is saying 45 and you have a 30 day contract I'd be a little worried if you're stealing the property, not so much if you are paying retail.

The only reason the the Mitsubishi and Fujitsu units claim to be efficient only down to -13 (Well, Fujitsu says -15 but they use the same standard test which measures down to -13...) is because the lowest test standard is -13F, in the real world they produce great heat at the absolute lowest temperatures Maine can ever experience.

The home owners did sign the Broker's Right To Sell Agreement and they are willing to pay the Broker's compensation of 6% so my next question would be, since they are willing to pay the Broker their 6% fee can they then move ahead with the sale of the property as FSBO (they would disclose all of this to the Broker of course-complete transparency) and move forward with putting a contract on the house using my Standard Purchase and Sale Agreement and Assignment of Contract Agreement as a Wholesaler of the property?

They should of deducted the leasing fee from the rent and then showed you had a remaining balance with them.They may be operating on a different property management software system and have to do things differently.You need to have a good understanding of your management agreement agreement with the management company.
