The most important skill of a good wholesaler is the ability to find off market deals.

In other words once that mortgage is paid off I would be getting about $30,000 a year It's just leading up to that my cash on cash is very poor. 

I recommend working with an investor-friendly agent who focuses on cold-outreach methods like cold-calling, cold-texting, etc to bring you off-market deals.

While I have not encountered this, and know there are very odd requirements placed on property owners looking to develop land, this feels a little off given there are other property owners on the road and life-safety access tends to be the top most requirement in all roadways.

Based off experience can you provide some recommendations on if this is a good idea and how to address his rent in this situation?  

Subdivided off the adjoining 3 acres to become free and clear and now am developing into 9 more units using the land as down payment for construction.

I'd recommend going on Facebook and finding off market property pages in Philly, people are constantly posting deals on there.

I spoke with a couple of attorneys who supposedly were familiar with off-shore purchases, but turns out they were both (what are the odds?)
