I would dare to assume you, being a data-guy, would agree that when you spend years and years in a specific field you're most likely to have a leg up on the competition when they "specialize" in everything like most marketers do?

Are there any specific VA lenders that may work well with someone with a not so ideal score?

If you don't have a specific deal that you want to finance right now then come up with a description of what you are targeting and call a few of the banks to ask what they can do for that type of deal.

I am evaluating some of my first potential buys, but I could use some guidance to determine when a property is not a good deal because of the parameters of the property or when it is not a good deal because I am expecting to have my cake and eat it too.
