Not sure how you are analyzing #s but just be careful as my properties killed it last year but this year March and April (so far) have been substaintially slower $8K gross months vs $2-3K gross. 

If their disability is not readily apparent (e.g. blind person), then you are allowed to ask for information to confirm their disability and that the animal is "prescribed" by a qualified medical provider.

The summers used to be more busy, but now guests can't use the lake or the docks so its much slower now.

I guess I'm ok with being less sophisticated but having an emergency fund in place in case the AC goes out, we have a medical emergency, etc. 

@Marcela Patino  Currently I'd say the Lake Nona area to the south (large medical professional population), Windermere (large expansion out to the west currently), Winter Garden / Clermont (North West of Orlando) a ton of expansion to include a fitness community Olympusorlando.com.

It is simple math that the RE with the better rent appreciation will always eventually have better cash flow (assuming rent is increasing faster than expenses) than the slower appreciating RE. 

Bakersfield has had a huge spike in price in the last yeAr but generally is a slower moving market .

If you needed surgery, you would not start medical school.

UT with it's Scott Park campus has joined forces with the Medical College of Ohio (UTMC or Health & Science now) under one umbrella.

I would think as a landlord you could explicitly forbid this in your lease, medical card or not.
