I'm currently working out a lease option deal with a potential tenant-buyer that is willing to put 10k down towards the purchase price, but would like to add another $5,000 down to be used for improvements to the property like putting in an egress window and paint specifically.

Hey folks,I have couple questions: I'm new on this and during my initial marketing I found a house (built in 1952, 1196 total sqft, 3b/1b, lot 0.34 acres) in distress (it needs to be rehabbed, new roof, new windows, a couple of foundation problems and right now it is empty), this used to be a house but now the land is ruled as commercial, it is on a busy street in front of a little gas station, and few houses from the same block have started to be used as commercial.My questions are, how do you start analyzing a deal like this, where an old house is sitting on a commercial land?

From the window shopping and research I've done, the best deals seem to be the fresh ones on Loopnet, whereas the worst (or at least the sketchiest) are usually the ones on craigslist.

My intention is really to buy multiple properties using 20%-25% done, but I was hoping that due to the time constraints with the 1031 exchange that if I couldn't find enough suitable properties that I could use a full cash purchase on one or two to complete the process within the 180 day window, then cash out refi to buy more properties.

I think investors miss out on some free money when they don't check out some of those sweet rebates for things they are already doing (windows, insulation, ceiling fans, toilets, plants, etc.).
