They then split it between each other the profit.Occasionally you will have a tenant with some decent repair skills but more times than not that isn't the case.  

Or can it all just stay in the business checking and then just be organized in QuickBooks per reserve accounts created in the Chart of Accounts? 

However, the VT property is a stinking lousy drive from Worcester, MA, my new home.After I find out how to use the abbreviations and organize my numbers, I'll ask my questions.  

The really big industrial buildings seem to be going in around Pflugerville, presumably bringing more blue collar skilled type jobs.  

Terry, the one major drawback that I see in this approach is that it assumes the "new buyer" has the requisite skills to conduct a rehab or are you saying the new buyer can sub out the work?  

How are we organizing this?

Unless you're going after a very specific degree  that is highly skilled, in my opinion I'd skip it, save money and get real world experience.

@Chris Clothier  I think the biggest disconnect in this arena of wholesaling is that folks just under estimate the back end work.. and at the end of the day its sales and marketing.. and if they are not proficient at that and have some closings skills etc.. no program is going to bring them to the promise land.IN the what ever its worth category.I grew up in the land business which is pretty much like wholesaling.same process only the lead were generated by door hangers.. and there was no internet so you called and made an appointment.if you ever watched the Movie Glen Garry Glen Ross it was that exact environment EXACTLY.So my dad would have 30 sales men and he would hand out the leads for that week.it was funny some guys would just stare at them.. and they would pre judge them before they even talked to the folks. 

Your skills, your time constraints, your risk tolerance all play a part in what will work for you.
