I always suggest young individuals who want to get into it , have to live in the city, and only have the cap to put 3-5% down, to buy a condo or even better single family house and rent out the rooms to friends or even potentially AirBnB, if you have the single family house.  

@Garrett Holbrook It says the owner is currently trying to get occupancy changed from single family to 2 unit, that might have something to do with it also. 

Hopefully obvious, all of this data is directional, but I needed criteria to begin, since I can't evaluate every single market out there!

Owning a single digit of house units are not worth the time you have to spend on them or turn them them over and they usually cost you twice as much as you have thought or saved for. 

There was a property about to be listed Monday It was a single property of 2 triplexes. 

(I'm a young single guy, and don't need a 3 bedroom apt to myself, so I already have two interested roommates)In this way property management will be on me.

Are the tenants short term AIRBNB, students, long term tenants that are single and don't cook, etc...
