Best Approach to First Rental Property

So we have been debating a couple options,1) Buy condo/townhouse (possibly without FHA) and then buy single family residence with FHA, move into the SFR and rent the condo2) Rent apartment, then search for a multi-family to buy and house hack3) Buy single family home and delay buying a rental due to save up for down paymentI would love to hear any advice or opinions on the options listed above (or any others) as well as, purchasing a property on a short time frame, and using a FHA loan on the second property instead of the first.

A possible alternative would be to find a local partner with experience and success in running short-term rentals, and do a 1033 to partner on one in the same or another attractive area in SoCal.

Long story short, you're coming out of pocket every month with this one to pay the bills once you turn it into a rental.After 3 years, you'd have about $27k in equity (assuming no appreciation/depreciation), which shakes out to about $750/month of your BAH going into your pocket for 3 years living there.
