The numbers "worked" (to some degree" but I just didn't like the idea of spending $200,000+ on a home to cash flow $100/mo.I ended up shifting my focus to Detroit proper where the numbers looked better on paper.

If you have enough cash reserves to offer the property for rent, and then install a tub (which in my experience involving building bathrooms that require the rearrangement of things in the floor, is going to cost you) I may chose that route.But then again, I may just drop rent to a more attractive price, as long as the numbers still work out, and get it rented that way.Go with your gut, but be ready to reanalyze and shift gears at a moments notice if not having the tub is an issue.

Such business plans are high risk and not suitable for everyone.Now, after the heavy lifting is done, the property shifts to more of a market-based play, where the velocity of the market will drive the value, and perhaps there is still some meat left on the bone from the value add plan (for example, they renovated 2/3 of the units during the 2-year plan, leaving upside on the remaining third).
