Things like "I'm planning on moving into the other side of this duplex in July" or  "I keep a lot of supplies in the shed, so I'll probably be back there about once/twice a month"   Those comments seem to get a lot of people to self select out.

I have dedicated outdoor shed spaces where it is convenient for them to put away their odd size outdoor things, and that is a big factor.

Attempting to evict anyone due to their weight could be considered discrimination in some states.One idea that pops into mind is perhaps if the tub area does have water damage and needs to be pulled out anyway for repairs is to perhaps install a shower with a seat instead.
