I ask this because this is what I assume but why do you see seasoned investors buying house after  house by borrowing money and not fear loans being due, is there something they are doing that protects them?

Especially if it's, apparently, gross negligence on the owner's part, especially when assuming that this property is located in Ohio and it was not exactly summer season during which this happened (again, we have to assume a lot; I don't like that).I'm a "depends on the situation guy" (hhm, maybe part of the "relationship" point?).

Why not run the numbers:Estimate monthly usage and rates, accommodating seasonal variation.Calculate the cost of financing panels needed to offset usage.Is the monthly financing significantly less than the amount tenants are currently paying?

@Matt GeertsIf your banker is telling you they would consider cash in your account to be "seasoned" after 31 days, s/he is also telling you their diligence is a little light or they are willing to "not notice" certain things in the interests of underwriting a mortgage.If the LoC is longstanding (i.e. the 90-days Luc mentioned above) then it will be factored into your credit worthiness and DTI and still have an impact on your ability to borrow.
