Most lenders in my space will do interest only but if you are flipping your repay them at the sale.

I've heard stories of "gurus" promoting courses on how to renovate and lease homes to housing choice voucher recipients and part of their sales pitch is higher loan leverage than market signed leases.

I just haven't figured out the best approach to document that arrangement.That being said, I haven't investigated leveraging other lenders via white paper or brokering loans, primarily because I like the returns and the relationships.Jeff,  Thanks for the suggestion for AAPL.

Just wait until they figure out adverse possession laws and how long you can drag those out with really no consequences at the end other than having to just move onto the next victim.  

When I met with the city, they asked if I was going to sell the land under the residence with the sale or just the building....I was a little bit stumped.

My margins are small right now and if I have to pay a bunch of income taxes they basically vanish so I'm trying to figure out how this will work and what options I have.Thank you!
