If you are round robin providing funds, why not buy individually?

Year round economy is poor.  

In the Northeast there are lots of areas with year round interest - hiking and outdoors in the summer, skiing in the winter.

I am considering investing in a STR and also prefer Arrowhead over Big Bear because I feel it would do better year round as opposed to Big Bear that I see as being excellent in the Winter months but then potentially could fall off in the warmer seasons.

While I suppose it “could” work, it seems incredibly risky, and a much lower yield, than more year-round destinations.  

Note, in Texas outside the city limits you have to have a minimum 10 acres in order to discharge a weapon and hunt (Yes, we hunt year round here in Texas and own firearms).

I don't see listed property selling for 50% of asking much these days, especially if it's a nice round number.  

Year round demand at above avg nightly rates.

You're better off doing it in STR friendly cities close by such as Round Rock and Pflugerville.
