Keep in mind rehab to prove increase in value- we've bought some really great deals that didn't need too much major work, but then when we hit appraisal time it was hard to prove a huge increase in value in 6 months time, because we hadn't put on a new roof or remodeled the kitchen.

At last estimate (a drive by) the property was valued at 180K in 2012 I had to replace roof and windows that was a 2nd mortgage for 21K.

However, my DTI was out the roof so I knew a mortgage was OUT of the question although my scores were 700.
