I scrub the list to remove things like properties with a mortgage, duplicates, etc. and spend a tremendous amount of time on pricing, because although these offers may be a lot less than retail, they are not out of the question.

If they arent properly filtered you are just going to get a bunch of pissed off landlords or longtime investors that want retail prices for property that hasnt been well maintained.

NNN isn’t as secure as you’d think (look at all the major formerly solid retailers that are going banckrupt), and the secure ones have pretty low rate of returns.

Hi Eli, I have found several agents in may area who I think are dialed into what retail buyers are looking for, are much less interested in showing properties that I've selected to see, one even stating, "you always pick the worst places to see."
