Got a crazy story out of it though… through some sort of miscommunication, the roofing sub-contractor replaced the roof on the wrong house!

Interior remodel and new replacement windows installed.

A lot of plaster/drywall issuesCurrently using Window A/C units - not sure worth upgradingWindows need replacing and needs more insulation in areas.Talking to my property managers the average 2 bedroom runs between $600-$750 and 1 bedroom from $575-$650.  

Replaced all the flooring, Doubled the size of the master bathroom and relocated the master closet.

If the doorknob needs to be replaced or the home needs some touch-up paint, you may be able to handle it.

I could get a cheap replacement doublewide for maybe $85-$90k.

If I had replaced it, I would have spent 30 minutes getting it out and putting in the new one, the dump fees, and the cost of the new fridge. 

Our property manager had a handy man install the new fridge.Fast forward to today, I get a call from the Property Manager saying that the new tenant reported water leaking behind the fridge, after a deeper look baseboards are curling up, mold is under the baseboards, and they need to remediate mold and likely replace the floors!

My goal, like many others, is to invest in multiple buy and hold multifamily properties (probably spread across southern Maine) until I can replace my W-2 income.

That'd give me (3,954) in mortgage payments for cash flow of 8,836 - 736 monthly or 184 per unit.Feels good from a high level, but this old of a home I expect extreme capex costs in the next handful of years (no replacements to roof or furnace).
