It is at a minimum 3 steps removed from an obligation.

A good contractor should know an architect, it's another way to verify if he is good enough, if they have architects they work with regularly.

I realize that property taxes, insurance, and other expenses like snow removal or no snow states but lawn care is crucial to the numbers.

We're thinking of removing them and leaving them with the house so the purchaser can put them back on if they want to.

Its a long road.Based on your post, I'd recommend finding a regular job in the industry, something with a traditional salary or hourly compensation, and saving up.

When you account for the time value of money, we basically broke even...not what I would consider a success.  98% of the calls received from the campaign were people asking to be removed from the list.  

Sounds like this guy might be looking for cashflow in retirement so a 30 year note with regular payments might work for him.
