I always found that to be a very hard pill to swallow.

I keep telling people that life is marathon, there is no magic pill or get rich quick scheme. 

They can all swallow the pill of having a primary home and a second house (vacation home/seasonal residence) as a mental jump, but beyond that gets tricky, so I tend to just keep the idea to that level.

If I see a 50% reduction in rents it’s because we’ve reached peak catastrophe...

There is a website called the Red Pill Investor that has some scripts that you can use. 

The seattle market is seeing price reductions in some areas but not a lot yet imo.

Supporting the reduction may be tough at times especially if they haven't held the property for a long time.  

then that many price reductions and days on the market are seriously hurting you.

I am cashflowing $100 - $200 a door, so I can only take so much rent reduction for these. 

Buyer reserves the right during the diligence period to request repairs or a price reduction should the Property not accurately reflect the home information provided by the Seller.
