I’d recommend starting with a broker versed in negotiating commercial leases as they have standard LOI forms to quickly dial in the terms you’re looking for.

@Sean Gribbons I would recommend that you do some internet sleuthing to find a loan officer who is experienced with new condo developments.

I don't know what a good KPI would be when analyzing wholesaler deals that would convert into a dispo, but I'm sure it would take several.I would recommend networking extensively with wholesalers in your area, especially those who are just starting and would need assistance on the dispo side of things.

My recommendation is to seek employment or get involved in the industry and improve your knowledge base before jumping into any investments, especially if you’re reliant on outside capital
