I recommend reading “Long-Distance Real Estate Investing: How to Buy, Rehab, and Manage Out-of-State Rental Properties” - I found it to be very helpful when I got started investing 2.5 years ago.

Since you are just starting out at a young age (which is great), I would recommend a house-hack.

I highly recommend trying out some of the free trials the different softwares have and seeing what works best for you. 

I am looking for a home inspection company in the DMV that guarantees their work.  I had a company in Michigan that would guarantee to pay to fix any major miss that are discovered within 90 days of their inspection. ...

You may get some people off the bat who won't want to take on the project.I'd also recommend having a timeline in mind for how quickly you want to get the project done and asking each contractor if they have other trades they have experience working with and like working with.

I recommend finding a property that needs some updating, and not not using conventional mortgage- but rather a hard-money loan.
