Just wait and see, '24' will have all this "appreciation" all over the place and too many will applaud it not recognizing it for what it is, INFLATION eroding purchasing power, growing the disparity gap all the more, feeding the cast system of capital that most are sleeping into.

Those I know personally, recognize that the opportunity to raise capital from alternate sources i.e. the 'crowd,' gives them a competitive edge in the industry - and you always want to be working with sponsors that know how to beat out the competition.

Don't get me wrong; there are plenty of issues/problems/quirks that old houses have that new houses don't, and an old house can obviously have hidden problems and big repair/maintenance bills too (which is why you need a strong due diligence process)...but, the point is: a new house is not a foolproof solution to repairs/maintenance (and in some cases, a brand new house can be a much bigger gamble than an older house!).
